  Thanks Cap'n ; as you say a sensible take on this subject, she clearly sets out why it is a non starter.
  
  I think that its only future is a as a mixed development of residential, educational & light industrial, with the latter requiring some form of incentives over the short to medium term in order to attract businesses to move there, coupled with a modest amount of infrastructure improvements across East Kent to improve traffic movement etc.
