I expect this was covered ages ago on one of the many posts about DTIZ but was the land sold or long leased, not that it really matters I am just curious.

Don't think it was tax payers money as such Reg . I suppose we could have built a load of houses on it ,but that would not have been right for some people.It was a regeneration project.No doubt the Capt.will enlighten with his wisdom on such matters.

I think your right in that money came from different sources Sue to buy up land. SEEDA were involved before they were wound down, Watty will know the full details.

SEEDA, KCC AND DDC funded the land purchases.

I agree that over the 20 plus years this has taken the amount of money wasted is absurd. But it is what it is the St James cinema, skate park and discount shopping zone is what we have!

There have been so many stories going around over the years about why Asda pulled out.
a)Both DDC and ASDA wanted the car parking revenue.
b)Asda didn't want their newish Folkestone outlet challenged.
c)They had already planned to open a smaller outlet in Dover.

I have always thought that it was the Morrison store opening that put asdas nose out of joint and they put the blame on the council to save face.

Land acquisition funding came predominantly from SEEDA & English Partnerships. No direct acquisition costs to Council taxpayers to my knowledge. DDC & KCC may have held some small land holdings which needed transferring to achieve development footprint.
No purchase could be undertaken without direct approval & independent vetting from the funding bodies or their successors.
The land holdings to the developer were held on a long lease.

Paul is correct in as much as DDC has roughly broken even on the deal.
HOWEVER this does not take into account a c.£10 MILLION input from SEEDA & English Partnerships.
i.e.
£10 MILLION which [U]you and I paid for out of direct taxation[/U].
SO
L&G bought the site for c.£10 MILLION less than it cost!

So L&G can presumably take a reasonably laid back approach to the medium to long term success of the project? Their investment will be sound regardless of its ultimate commercial success?
If it all goes the way of the White Cliffs Experience then at least my pension fund should not be too adversely affected.

What if any input has DDC had on St James car parking charges?
Have you agreed to keep a status quo therefore as previously mentioned being none competitive?

I'm not sure the sports centre is competing with St James for car parking custom. Each is providing parking for its own customers, so I don't see how the CMA comes into it.
